The read for buyers
Buyers have more to choose from than a year ago: inventory is up 20.4% to 3,024 homes, months of supply rose to 2.9, and homes took about 25 days to sell, up 4.2%. The median sale price still rose 2.5% to $410,000, so the added selection, not a price drop, is the story.
The read for sellers
Sellers kept collecting close to full ask, 99.1% of list price, and the median sale price is up 2.5% year over year, but pending sales fell 7.3% and closed sales dipped 4.8%. With inventory up a fifth, pricing to September's market on day one matters more than it did a year ago.
