The Market Report · Autumn Edition · Updated November 2, 2026
What Oakland and Macomb are trading for this season
The two-county market Raquel Delly works every day, in one table: median sale prices and days on market for the counties and the communities where her clients most often buy and sell. Every figure below is sourced from public market trackers and dated, because the honest answer to "what is the market doing" always comes with a date attached.
The pattern across the table is a market that is still moving, but more gently than the peak years. Median prices in most Oakland communities are holding or rising at single digits, while days on market have lengthened from the pandemic sprint, which gives buyers more time to think and sellers a reason to price correctly on day one.
In West Bloomfield, the lakefront story remains its own market: water, depth, and dock trade on a different clock than inland four-bedrooms. In Royal Oak, walkable downtown inventory has cooled slightly, a relief to buyers who could not get a showing two years ago. In Sterling Heights and the Macomb communities, value remains the headline for first-time buyers.

The county table is the appetizer
A median for all of Oakland County does not price a four-bedroom in Rochester Hills, and the Macomb number does not speak for Sterling Heights subdivisions. Real pricing lives at the street level, built from recent closed sales near you, in your size and condition.
That is the number Raquel brings to the first meeting, whether you are buying, selling, or building:
