Why a Realtor matters when you build new construction

New construction is Raquel's specialty. Here is what happens at the builder's table when you bring your own representation.

Buying new construction feels different from buying an existing home, and that is the problem. The model home is polished, the incentives are painted as time-sensitive, and the contract reads like it was written by people who have done this a thousand times. They have. The question is who is on your side of the table.

The on-site agent represents the builder

That friendly person in the model home office is the builder's representative. They know the floor plans, the schools, and the incentives backward. They also answer to the builder. Bringing your own Realtor does not cost you a dollar in most cases: the builder's commission covers both sides, and many builders pay buyer's agent compensation from the same pot. What changes is that someone is reading the contract for you.

Where representation shows up

In the contract: escalation clauses, deposit terms, and deadlines that quietly favor the builder. In incentives: whether the appliance package or rate buydown is an actual deal or the base price in a costume. In upgrades: which ones add resale value and which are pure consumption. In timelines: what happens if your completion date slides, because construction schedules slide. And in the walkthrough: what is a punch list item and what is a dispute you will have after you close.

Spec homes, customizable plans, and ground-up builds all run on the same rule: the day you sign is the day your leverage peaks. After that, changes cost money. Before you sign, they cost nothing.

Where the new builds are

Oakland and Macomb counties have active new construction in Auburn Hills, Rochester Hills, Troy, Sterling Heights, and Washington and Macomb townships, from paired-townhome product to half-million-dollar custom lots. Raquel visits the active communities, knows which builders are delivering on schedule, and keeps the incentive calendar straight for her clients.

The builder has a whole team. You should have one too, starting with your own Realtor.

If you are weighing a spec home against a ground-up build, or just want to know what the incentives actually add up to, book a call. New construction is one of Raquel's primary focuses, and she will tell you which communities are worth your Saturday.
